If you run a business with a public-facing space, the hardware on your exit doors is not just a security decision — it is a life-safety one, and it is inspected. Panic hardware is one of the areas where we most often find well-meaning owners quietly out of compliance.
Here is the plain-English version of what exit devices do and why the details matter.
What an exit device is
A panic bar — properly called an exit device or panic hardware — is the horizontal bar across the inside of a door that releases the latch when pushed. The principle behind it is simple and unforgiving: in an emergency, a crowd moving toward an exit must be able to get out by pushing, with no knowledge, no key, no thinking, and no free hand required.
Everything else about panic hardware follows from that one requirement.
The rule that gets broken most
Egress must not require a key, tool, special knowledge, or more than one action to release.
That sentence rules out a long list of things we find in the field, almost always added by an owner with a genuine security problem and no bad intent:
- A slide bolt, barrel bolt or hasp added above or below the panic bar.
- A padlock and chain through the bar — including “only after closing.”
- A separate keyed deadbolt on a door that also has an exit device.
- A bar that has been zip-tied, wedged, blocked or propped.
- Stock, bins or furniture stored against an exit door on the inside.
The reasoning is always the same — “we only do it at night,” “only staff are here then.” The problem is that emergencies do not check the schedule, and a door that is chained at 9pm is a door that kills people at 9pm. Inspectors treat this as a serious violation, and they are right to.
If you have a real security problem on an exit door, there is almost always a compliant way to solve it. That is worth a conversation rather than a chain.
Common types of exit device
- Rim device. Mounts on the surface of the door and latches into a strike on the frame. The most common and most economical type for a single door.
- Mortise device. Works with a mortise lock body set into the edge of the door. A cleaner look and a robust option for heavier traffic.
- Surface vertical rod. Rods run up and down the face of the door into the header and threshold. Typical on double doors with no centre mullion.
- Concealed vertical rod. The same idea with the rods hidden inside the door. Better looking, more involved to service.
Devices are also graded to the ANSI/BHMA standard. For any door the public touches, Grade 1 is the sensible specification — these get used hard and are expensive to replace repeatedly.
Getting security and compliance at the same time
You do not have to choose between a door that opens in an emergency and a door nobody can walk in through. Compliant options include:
- Exterior trim with a cylinder — free exit from inside at all times, keyed entry from outside.
- Dogging — the latch can be held retracted during business hours so the door pushes open freely, then released at closing.
- An alarmed exit device that sounds locally when the door is used, which discourages staff from propping fire exits without restricting escape.
- Delayed egress, in specific occupancy types and only where the applicable code permits it.
- Access control on the outside face, with the exit device untouched on the inside.
Maintenance worth doing
Exit devices are mechanical and they take abuse. A few times a year, walk your exits and check that each one:
- Releases with light pressure anywhere along the bar, not just in the middle.
- Latches fully when the door closes on its own.
- Has a closer that actually shuts and latches the door rather than leaving it resting.
- Is clear of stored goods on both sides.
- Has nothing added to it that was not there when it was installed.
A device that has started to drag or that needs a shove is telling you something. Adjusted early it is a service call; ignored it becomes a failed inspection or a jammed exit.
One caveat
Which doors require panic hardware, and which alternatives are permitted, depends on your building’s occupancy classification, its occupant load, and the code edition your jurisdiction has adopted.
